What can one find in Brickell? Think sought-after restaurants, soaring skyscrapers, vibrant nightlife, convenient access to public transportation and a robust presence of globally recognized corporations, to mention a few! Miami’s “mini-Manhattan” has become a desirable live-work-play neighborhood, a true walker’s paradise with spectacular views, luxurious amenities and something special for everyone to enjoy.
When it comes to multifamily inventory in Brickell, there are about 5,200 apartments with an average vintage of 1981. Only (4) buildings can be classified as true Class A multifamily properties totaling approximately 1,900 units. The last deliveries in this segment hit the market in 2019. Only two new projects – 717 new rental units – are currently under construction and both projects target affordable housing. With 60 existing condominium properties and a substantial pipeline including 11 projects that will bring approximately 2,400 new condominium units online in Brickell, it’s possible some of these units will be offered as rentals, but at a substantial rent premium vs. the highest end of Class A multifamily segment.
All of this indicates that the submarket is currently heavily undersupplied in the Class A multifamily segment and in need of additional development.
