With 358’000 square metres of new rental living space under construction in Germany's most sought-after metropolitan areas, Empira Group is actively involved in creating much-needed rental living space to meet the strong demand for affordable housing in German cities.
According to the latest figures from the Federal Statistical Office, 27.2% fewer residential building permits were issued in Germany in the first half of 2023 than in the same period last year.
This, together with a number of recent insolvencies among well-known property developers, is exacerbating the already precarious situation on the housing market and putting further pressure on the already tight housing market.
Rents, in particular, are set to rise sharply as a result of increased demand. 12% of our housing units are therefore also priced for low-income residents. This is an important element in mitigating unwanted effects such as gentrification.
